Are you a real estate agency?

No. We're a buyer's advisory service. We don't represent sellers or earn commissions on sales. Our fee is fixed and transparent — we work exclusively for you.

Can I buy property in Italy as a foreigner?

Yes. EU citizens can buy freely. Non-EU citizens can buy if there's a reciprocity agreement with Italy (which covers most countries including the US, UK, Canada, Australia). We'll verify your specific case during the discovery call.

What's the flat tax regime?

Italy offers a flat tax of €100,000/year on worldwide income for new residents. If you move to Southern Italy (south of Rome), it drops to just €7,500/year for 5 years. We connect you with a specialized tax advisor to evaluate your eligibility.

What are the total buying costs?

Expect 10-12% on top of the purchase price: registration tax (2-9%), notary fees (1-2.5%), agent fees (3-4%), and our concierge fee. We'll give you a detailed cost breakdown during the discovery call.

Do I need to come to Italy for the purchase?

Ideally yes, at least for viewings and the final signing. But we can organize remote viewings with video tours, and power of attorney is possible for the signing if needed.

How long does the process take?

From search to keys, typically 3-6 months. The search phase takes 2-4 weeks, negotiation and due diligence 2-4 weeks, and the legal process (compromesso to rogito) 2-3 months.
